US mortgage rates increased across most loan types on Wednesday, with the 30-year fixed rate rising 7 basis points to 6.26%. The 15-year fixed rate edged up 1 basis point to 5.71%, while the 5/1 adjustable-rate mortgage jumped 11 basis points to 6.17%.

National averages for other loan products also showed modest gains, including 20-year fixed rates at 5.99% and 7/1 ARMs at 6.02%. Refinance rates followed a similar trend, with 30-year fixed refinance rates at 6.21% and 15-year fixed refinance rates at 5.68%.
