Hut 8 Corp. has disclosed a $19.6 billion base-term contract value for two 15-year leases at its Beacon Point data center campus in Texas. The leases cover 704 megawatts of IT capacity, doubling the initial footprint of an investment-grade tenant now reported to be Nvidia Corp.

The $50.2 billion figure often cited includes renewal options, which are not guaranteed. The deal follows Nvidia’s strategy to expand AI infrastructure through partnerships, though no sublease arrangements have been announced.

Nvidia’s involvement could bolster Hut 8’s revenue stability while providing Nvidia a deployment channel for its AI systems. The company has not confirmed its role as the tenant, emphasizing its DSX architecture for AI factory ecosystems instead.
