Average US mortgage rates declined across most loan types on July 21, with the 30-year fixed rate dropping 8.2 basis points to 6.402%. The 15-year fixed rate fell 3.2 basis points to 5.866%, while the 5/1 adjustable-rate mortgage decreased 6.5 basis points to 6.399%.

Refinance rates followed a similar trend, though remained slightly higher than purchase rates. The 30-year fixed refinance rate stood at 6.444%, down from the prior day. VA loan rates also saw modest declines, with the 30-year VA rate at 5.853%.

The moves reflect typical midweek adjustments in lender pricing amid stable bond market conditions. Rates remain elevated compared to 2025 averages but have shown slight downward pressure in recent sessions.
