Dallas-Fort Worth’s office market remains resilient amid a national slowdown, with $1.4B in year-to-date investment and 2.6M square feet under construction as of May 2026. The region ranks third nationally in development pipeline, trailing only Boston and Manhattan, despite broader caution in the sector.

Vacancy rates in DFW improved by 320 basis points over the past year, though they still lag national benchmarks. Average asking rents also remain below the U.S. average, reflecting ongoing challenges. The market’s strength is driven by in-migration and a business-friendly environment, contrasting with pullbacks in gateway cities.

Key projects, including Goldman Sachs’ 800,000-SF campus in NorthEnd, underscore the region’s momentum. The out-of-stock share stands at 0.9%, more than double the national average of 0.4%.
