US mortgage rates displayed modest changes on August 19, 2026, with the 30-year fixed rate increasing by 2 basis points to 6.55%. The 15-year fixed rate fell 7 basis points to 5.87%, and the 5/1 adjustable-rate mortgage dropped 8 basis points to 6.31%.

These movements come despite recent bond market volatility, which has had limited impact on mortgage rates this week. Refinance rates followed a similar pattern, with the 30-year fixed refinance rate at 6.58%, up slightly from the previous day.

The stability contrasts with broader market fluctuations, suggesting lenders may be absorbing some volatility. VA loan rates remained lower than conventional rates, with the 30-year VA fixed rate at 6.01%.
