Realty Income Lifts 2026 AFFO Guidance After Q2 Growth

The REIT raised its full-year 2026 AFFO per share outlook by $0.02 to a range of $4.44-$4.45 after Q2 growth.

Realty Income reported second-quarter adjusted funds from operations per share of $1.09, up 3.8% year-over-year, driven by investment activity in industrial properties, Europe, and data centers. Year-to-date AFFO per share reached $2.22, a 5.2% increase from 2025.

The company raised its full-year 2026 AFFO guidance midpoint by $0.02 to a range of $4.44-$4.45, implying 4% annual growth. It also increased its 2026 investment-volume target to $10 billion from $9.5 billion, with $9 billion expected at its share.

Second-quarter global investments totaled $2.6 billion, or $2.1 billion at its pro-rata share, at a 7.3% weighted average cash yield. U.S. investments accounted for $1.7 billion at its share, with industrial assets representing 65% of global real estate activity.
