Federal Realty Investment Trust (FRT) announced its 58th straight annual dividend increase, reinforcing its status as the only Dividend King REIT. The company’s latest raise maintains its track record of reliable income growth for shareholders.

With 102 mixed-use properties in affluent markets, Federal Realty generates revenue through lease rate hikes and acquisitions. The current dividend yield stands at 3.7%, above many peers in the Dividend Kings group. A $10,000 investment buys 81 shares, paying $1.13 quarterly or $4.52 annually per share.

At the current payout, a $10,000 stake yields $366.12 in annual dividends, highlighting the need for larger investments to generate meaningful passive income.
