Average US mortgage rates fell on July 18, 2026, with the 30-year fixed rate declining 4 basis points to 6.48%. The 15-year fixed rate dropped 5 basis points to 5.90%, while the 5/1 adjustable-rate mortgage saw a sharper decline of 29 basis points to 6.46%.
Rates remain below recent weekly highs but reflect ongoing volatility in bond markets. The 30-year fixed rate had hovered near 6.52% earlier in the week, while the 15-year fixed rate peaked at 5.95%. Comparable rates a year ago stood at 6.85% for the 30-year fixed.
Refinance rates followed a similar trend, with the 30-year fixed refinance rate matching the purchase rate at 6.48%. The 15-year refinance rate fell to 5.74%, down from 5.79% the previous day.
