Mortgage rates declined across most loan types on July 8, 2026, as the 30-year fixed-rate purchase loan dropped 2 basis points to 6.34%. The 15-year fixed purchase rate fell 7 basis points to 5.76%, while the 5/1 adjustable-rate mortgage decreased 8 basis points to 6.23%.

Current national averages for other loan products include a 20-year fixed rate at 6.12%, a 7/1 ARM at 6.17%, and VA loans ranging from 5.43% to 5.77%. Refinance rates also saw slight declines, with the 30-year fixed refinance rate at 6.30% and the 15-year fixed refinance rate at 5.77%.

The declines follow recent trends in secondary market yields and lender pricing adjustments. Rates remain above early-2026 levels but have stabilized in recent weeks amid shifting expectations for monetary policy.
