US mortgage rates moved higher on June 24, 2026, as the 30-year fixed purchase loan increased 8 basis points to 6.43%. The 15-year fixed purchase rate rose 2 basis points to 5.88%, while the 5/1 adjustable-rate mortgage climbed 7 basis points to 6.56%.

National averages for other loan types also edged up, including 20-year fixed rates at 6.08% and 7/1 ARMs at 6.33%. Refinance rates followed a similar trend, with the 30-year fixed refinance rate at 6.41% and the 15-year fixed refinance rate at 5.92%. VA loan rates remained slightly lower across comparable terms.

The increases reflect broader shifts in bond markets and lender pricing, though rates remain below recent highs observed earlier in the year.
